Switching your mortgage is often associated with reducing your monthly repayment. But what if a small increase in your repayment could help you become mortgage-free sooner and reduce the interest you pay along the way?
For homeowners considering a switch, reviewing the remaining mortgage term can be just as important as comparing interest rates.
At Irish Mortgage Corporation, we look at both. Our aim is to help you understand not simply what your mortgage costs each month, but how it fits with your longer-term plans.
Look beyond the monthly repayment
A lower rate can create an opportunity to rethink your mortgage.
You might use it to reduce your monthly outgoings. Alternatively, if your budget allows, you could put the benefit towards a shorter mortgage term.
A shorter-term means repaying the balance over fewer years. Your monthly repayment may be higher, but you generally pay less interest because the borrowing is outstanding for less time.
The important question is not just, “How much could I save each month?” It is also, “Could I comfortably clear my mortgage sooner?”
One homeowner’s decision to switch
One client approached IMC with €235,743 remaining on their mortgage and 17 years left to repay it.
Their existing interest rate was 4.5%, with monthly repayments of approximately €1,655. They wanted to explore a lower fixed rate while also reducing the time remaining on their mortgage.
Following a review, the client switched to a rate of 3.4%, fixed for four years, and shortened their mortgage term to 15 years.
Their initial monthly repayment increased only slightly, to approximately €1,674.
Mortgage details | Before switching | After switching |
Outstanding balance | €235,743 | €235,743 |
Remaining term | 17 years | 15 years |
Interest rate | 4.5% | 3.4%, fixed for four years |
Monthly repayment | Approximately €1,655 | Approximately €1,674 |
For around €19 more each month initially, the client put a plan in place to finish their mortgage two years earlier.
What could that mean for interest costs?
The combination of a lower rate and a shorter term can make a substantial difference. However, it is important to distinguish between an illustration and a guaranteed saving.
Assuming 4.5% remained unchanged for the full remaining 17 years, the existing mortgage would generate approximately €101,979 in interest.
If 3.4% applied throughout the new 15-year term, the interest would be approximately €65,529, around €36,450 less.
These are illustrative interest-only comparisons, excluding fees and switching costs. Crucially, the client’s new rate is fixed for four years, not 15. The rate and repayments after that period will determine the actual lifetime cost.
The lesson is not that a particular saving is guaranteed. It is that reviewing your rate and term together could reveal a valuable opportunity to reduce your overall borrowing costs.
Cashback can help with switching costs
This client also received 2% cashback on the mortgage amount, approximately €4,715, to help cover the costs associated with switching.
Depending on the circumstances, these costs can include legal fees, valuation fees, and a breakage charge for leaving an existing fixed rate early.
Cashback can be useful, but it should not drive the decision on its own. The CCPC recommends comparing the overall cost, including repayments, fees and incentives, rather than focusing solely on the headline cashback offer.
Is a shorter mortgage term right for you?
A shorter term will not suit every household. Before recommending a change, we take time to understand your income, commitments, and future plans.
We consider:
- Whether the new repayment is comfortably affordable.
- How much flexibility you need for other expenses and savings.
- The available rates and fixed-rate periods.
- Switching costs and any applicable breakage fee.
- Overpayment options as an alternative to formally shortening the term.
- How repayments could change when a fixed rate ends.
Sometimes reducing monthly outgoings is the priority. In other cases, becoming mortgage-free sooner matters more. The right recommendation starts with understanding what matters to you.
Give your mortgage a fresh look
If you are considering switching, do not stop comparing monthly repayments. A review of your remaining term could be just as worthwhile.
I can explain the options, compare suitable products across all available lenders and help you balance affordability today with your longer-term goals.
Figures are illustrative and rounded. Interest projections assume the stated rates remain unchanged throughout the respective mortgage terms; the new 3.4% rate is fixed for four years only. Actual lifetime interest, repayments and savings will depend on subsequent rates and individual circumstances. Fees and switching costs are excluded from the interest comparison. Cashback is subject to lender terms and conditions.
Warning: If you do not keep up your repayments, you may lose your home.
